SIZE:

Plans for new residential projects shall be a minimum of 18" x 24", printed and stapled together. Plans drawn in ink or pencil will NOT be accepted for submittal.

MINIMUM COMPONENTS:

  1. Site or plot plan to include but not be limited to:

    1. A legal description and general location and assessor parcel number.
    2. The owner's name, address and telephone number(s).
    3. The use, size and dimensioned location of all existing and proposed structures, including all garden and retaining walls. Indicate all required setback distances.
    4. The location and sizes of all existing and proposed utilities (sewer, gas and electricity).
    5. The elevations of the building site and surrounding area. Indicate flow direction for storm water run-off.
    6. North arrow.
    7. All property lines, easements and rights of way.

  2. A dimensioned floor plan to include but not be limited to:

    1. The use and/or activities for all rooms and spaces.
    2. Door and window sizes, locations and types.

  3. A dimensioned foundation plan to include but not be limited to:

    1. Thickness and compressive strength of the concrete slab or;
    2. Size, location, direction and spacing of all joists and girders.
    3. The specific location, size and depth of all spread footings.
    4. Locations and required embedment of all required hold downs.
    5. The location and size of required underfloor access and ventilation for raised floor conditions.
    6. Show locations and dimensions of all required continuous footings.
    7. Indicate size(s) and spacing(s) of all anchor bolts.

  4. Building elevations of all orientations applicable to construction to include but not be limited to:

    1. Exterior wall finishes and the extent of all required shear walls and/or let in bracing.
    2. Roof slope and type of covering.
    3. Window and door location and types to coincide with the floor plan.

  5. Framing plans and sections to include but not be limited to:

    1. Wall framing size and spacing.
    2. All required building insulation locations and R-values.
    3. Cross sections which are properly cross referenced to the floor plans and structural details.
    4. Provide referenced details for all unusual construction, walls, framing connections, dormer frames, etc.
    5. Indicate all roof framing member sizes, locations and spacing.
    6. All post support size and locations.

  6. Electrical plans to include but not be limited to:

    1. Calculations for branch circuit loads per Art. 220-3.
    2. Show location and sizes of all services, panels and subpanels.
    3. For new loads/panels for additions or tenant improvements, show the existing main service panel size, the existing load to the service and the proposed new load.

  7. Mechanical plans to include but not be limited to:

    1. The location of all existing and/or proposed mechanical equipment (i.e. FAU, A/C, evaporative coolers, exhaust fans, make-up air units, etc.).
    2. Capacities of equipment in BTU/HR and CFM (total and outside air)
    3. Access to units.

Required calculations shall include but not be limited to:

  1. Structural design for both all vertical and lateral load resisting elements (if not conventional in nature).

  2. Truss calculations and details (wet signed by engineer) and layout showing I.D. numbers and locations.

  3. Energy conservation design forms and calculations.
